King Village

Proposed Redevelopment Plan for The Former King Elementary

Project Overview:

The King Village project is a multi-phased redevelopment that will transform the former King Elementary School into a thriving, mixed-income community. The project includes the development of affordable single-family homes, townhomes, and apartments, along with 16,308 sq. ft. of commercial space for local businesses. Key community amenities, such as green spaces, a gym, and a media center, will enhance the quality of life for Muskegon Heights residents.

Call for Community Support:

At the Town Hall, Thredz.org will present the project and request community input and backing for the redevelopment, detailing how the project will:

  • Increase the Local Tax Base: By adding new housing and commercial spaces, King Village will significantly boost property tax revenues, which will directly support community services and local schools.
  • Create Affordable Housing: The project addresses the homeownership gap in Muskegon Heights, where only 7.3% of Black residents and 3.2% of Latine residents own homes compared to 89.7% of White residents. King Village will provide mixed-income housing options that create pathways to homeownership and rental stability for local families.
  • Support Economic Growth: With 16,308 sq. ft. of commercial space, the project will foster local business growth, generate jobs, and contribute to the revitalization of the local economy.
  • Combat Population Decline: Muskegon Heights has experienced a 9% population decline over the last two census periods. King Village is designed to attract new residents through its affordable, high-quality housing and enhanced amenities.

Using Thredz Pathways to Homeownership Program in conjunction with our 3N1Community Land Trust Model, Thredz seeks to address these disparities by prioritizing land use for affordable homeownership, purpose-driven rental options, and amenities tailored to the specific needs of historic long-term residents of BIL Majority communities in Muskegon County.
